Whathappens in Liverpool is a man takes a small house, occupies ituntil it becomes dirty, and then instead of doing anything toimprove it he moves on to another, and his place is taken byanother tenant a little less desirable. He moves on and anotherman, still less desirable, comes in until, as I have said before, ourgreat cities might be likened to one of those old trees which goon growing in girth and at the same time are becoming rottenin the centre. I do not think we wiU solve the problem by wide streets,and I should like to see besides wide streets, some streets thatare comparatively speaking, narrow, but in which space is givenfor use as gardens by the tenants of the houses. I think in thatway you may get a more satisfactory population, which is themain thing we have in view. My duty is now at an end, and I will make room for Mr.Brodie who is to take the chair at your first session. 29

The modern use of Main Traffic Routes.2. The importance of Ring Roads. 3. The desirability ofproviding separate routes for Trams and Rapid Motor Traffic.4. The extent to which Main Roads should be State supported orcontrolled. 5. The dependence of Town Planning schemes onMain Road systems. 6. Difficulties of constructing new MainRoads under present conditions of ownership and administration.7. Reduced construction, grass borders and tree planting. Mr. Brodie.—Our programme for to-days discussion isentitled Roads in Relation to Town Planning, and thedetailed headings in the syllabus give the points to whichperhaps our principal attention should be directed. Most ofthese refer only to the main traffic routes, which, though fewin number as compared with the smaller and narrower roadsand streets, are generally considtransactionsofco00live
